CONVEYANCING & MORTGAGES

  • Purchases

  • Sales

  • Refinances

  • Family Transfers

  • Transmission to surviving Joint Tenant or Executor

  • Other Land Title Office filings (strata bylaw amendments, Power of Attorney)

Whether you are a first-time buyer, or you've bought and sold properties many times over, it's a major life decision and probably one of your most significant investments.

As a Notary I'm here to advise you and represent your best interests in the conveyance, whether you are buying or selling, and help prepare, review with you, and deal with the necessary documents to make the process as smooth as possible for you.

When you refinance a property, the new mortgage (or secured line of credit) has to be registered on title, and your existing mortgage has to be paid out and removed from title. I will work with you and your lending institution(s) to ensure the process is done accurately.

POWER OF ATTORNEY

A Power of Attorney is a powerful legal document that allows you to appoint another person to act on your behalf to take of your financial affairs while you are alive.

The main reason that individuals seek the preparation of the Power of Attorney is in case of future mental incapacity, but it is also worthwhile to consider a Power of Attorney can be a useful tool for handling matters while you are away on travel, or in case of any other unexpected event that renders you physically incapable of handling your financial affairs on your own.

Drafting your Power of Attorney is a two-meeting process, the first in which we will discuss whom you would like to appoint as your Attorney(s), and the level and nature of powers you wish to allow your Attorney(s) to have, to build the instructions from which I will draft your Power of Attorney document.

A second meeting will then take place once the Power of Attorney has been drafted, giving you a chance to review the final draft and ensure it adequately reflects your intentions, and finally, execution of the document.

Rather, it includes ensuring that the document you have presented to me is complete and valid, that I have verified your identity, that you understand the contents of the document, and that you are signing it without undue influence.

Alternatively, you may require a Certified True Copy (also called Notarized Copy) of an original document, such as an identification card, passport, diploma, or marriage certificate. If that's the case, I'll make a copy of your original document, and attach a signed and sealed certificate that confirms the enclosed photocopy is an actual representation of the original presented to me.

Documents that get notarized come in many forms, so if you have questions abut whether a document needs to be notarized, I invite you to contact me (or e-mail it to me) and I'll be happy to assist.

As a mobile Notary Public, I come to you for your notarization needs, and accordingly, scheduling an appointment is necessary. Often a same-day or next-day appointment is possible.

Methods of payment for notarizations include cash, cheque, or e-transfer (I'm not able to accept credit or debit cards at this time).
